Free Advice for Landlords, particularly owners of investment property via Bakker Bugle Blog, Nov 17th, 2009 at 19:28

I wrote the following screed after cleaning our bathrooms and bedrooms carefully enough to remind me of the all the little things that I would fix, if it were my property. I am both landlord and tenant at this moment, and it’s an interesting way to see the world of real estate for rent. To the landlord who aspires to competence: Every building contains hundreds of minor errors, invisible faults, and premature wear spots. These details are the devils that threaten your investment, the principal capital itself. Some of your residents will bring important problems to your attention, conditions which will cost you hundreds of thousands of euros/dollars/pounds in the future. Furthermore, the most consequential problems appear to be petty as renter’s complaints. An unsealed shower... Similar posts

Isn’t it a “buyers market” at the moment for businesses renting property? via ValueIreland.com, Feb 22nd, 2010 at 09:20

image I watched with interest the recent Mexican standoff between the Carluccios restaurant and their landlords over the rental for their Dawson street premises. The restaurant, successful as far as I can tell given their high prices yet regularly fully occupied tables, said that they couldn’t afford the rent (rumoured to be €1900 per day) any more. The landlords on the other hand, paid a fortune for a building at close to the top of the property boom and needed to recoup their investment. When you think of the number of businesses that are complaining about the high cost of rent in Dublin, particularly in the Grafton Street area, it’s a wonder you don’t see more businesses bring their rent negotiations to such a “who blinks first” showdown. I would have thought... Similar posts

Rent Allowance Not Accepted via Jaedi - Truth or Consequence, Mar 2nd, 2009 at 01:00

image “Tax fugatives” is an expression that is used with fervour by exited commentators when arguing about people who take advantage of tax havens. Well, I would like to add another nominee for that definition - landlords who do not declare rental income or pay stamp duty on the purchase of their investment property. Daft.ie, as anyone who has ever seeked accomodation in Ireland well knows, is one of the main Irish websites for buying, selling and renting property. A huge proportion of properties for rent will have the following text prominently shown: “Rent Allowance Not Accepted“. In any civilised country, the mere suggestion of denying somebody their rights would be completely illegal. In Ireland, rent allowance is a benefit that can be claimed by all tenants to some... To buy or not to buy, that is the question. via Irish Mortgage Brokers: Blog, Mar 10th, 2008 at 10:55

image I have a problem, and its kind of a big deal to me. You see, I have a vested interest in the property market in the respect that I am a mortgage broker, so if clients ask me ‘should I buy now’ and I tell them ‘no’ – which is what I have been doing in some cases for quite a while – then in turn it affects my livelihood. estate agents are pulling a perpetual aceThe bigger issue is that other folks with a vested interest don’t seem to be doing the same, at every turn they interpret events as a ‘buying opportunity’, so the market is going up? Go buy, there is capital appreciation to be had. Its falling? Go buy, there is value out there. It seems every card dealt to the market is an Ace. When is not a time to buy? Well… that’s the purpose of today’s post, I will do my... Similar posts

Building an Investment Property Portfolio via (unnamed source), Jan 21st, 2008 at 18:08

Hello and welcome to the Someplace Else Ireland Blog. This article discusses property portfolios.A portfolio enables you to:- Maximise profits- Minimise risk & increase potential- Generate cash-flow and incomeThe aim of putting together a property portfolio is to make your money work the hardest it possibly can for you, in order to maximise the return on your investment. Why buy one property for €75,000 cash when you can buy several with exactly the same amount of money by obtaining hassle free financing, where rental income covers all costs, and the effects of capital growth are multiplied? Two of the main reasons for investing in property in the emerging markets are low prices and high capital growth potential. The fact that financing is becoming more readily available means that... Similar posts
